The role will be a key driver of establishing local connections with various government agencies including city councils, building departments, and hunt for tax and other incentives at a local, county, and state level such as tax abatements for job creation. The role should action with the intent to be “salary cost neutral” through demonstrated cost reductions attained through effectively leading projects.
What You'll Do:
Real Estate Strategy & Planning
Develop and execute a comprehensive real estate strategy aligned with long-term business goals.
In partnership with sales, OPEX, and BI teams, analyze market trends, customer data, and demographic insights to inform network expansion plans.
Lead the development of site pipeline strategies, including market prioritization and location modeling.
Site Selection & Lease Negotiation
Oversee site search and evaluation processes in collaboration with brokers and internal stakeholders.
Lead lease negotiations, ensuring optimal financial terms and alignment with operational requirements.
Build and manage relationships with landlords, developers, and municipalities.
Facility Design & Network Activation
Direct the end-to-end process from site acquisition through opening, including architectural design, storage and processing layout, procurement, construction, permitting, project management, and readiness for net new and buildout of existing infrastructure across the network.
Participate in strategic projects such as parcel sortation expansion, conveyance and storage strategy.
Collaborate with cross-functional teams (e.g., IE, Operations, IT, Marketing, Legal) to ensure facilities are delivered on time, on budget, and fully operational.
Ensure consistent brand and quality standards across the facility network.
Team Leadership & Vendor Management
Manage external partners, including brokers, architects, general contractors, and consultants.
Establish and track performance KPIs across real estate and construction functions.
Manage facilities maintenance teams to ensure real estate remains in appropriate repair.
What You'll Bring:
Bachelor’s degree in Real Estate, Architecture, Engineering, Business, or related field
10+ years of progressive experience in corporate real estate, facility development, or network planning roles.
Proven leadership of multi-site real estate and facility buildout initiatives in warehousing and distribution.
Strong negotiation, financial analysis, and project management skills.
Deep understanding of zoning, permitting, leasing, and construction processes.
Experience scaling a facility network across multiple geographies is highly preferred.
